hi

please- anyone who knows about this stuff -give me your opinion--

i made an offer to buy a home in sorrento east. i LOVE this house! offer was accepted at a nice low price. however, from the home inspection, i find out that the roof (clay barrel tile) is done/shot. home def needs a NEW cement or clay or metal TILE roof. will prob be about 20 grand. i can handle that.

heres the real problem--- roof has had leaks in the past year. not sure how bad. not sure if still leaking or not. I NEED TO FIND OUT IF THERE IS A MOLD PROBLEM IN HOME. **I have a rather serious longterm illness and living in a home a real mold problem very likely may cause me to become sicker. **

i have already scheduled a few roofing contractors to come out and give me a quote on a new roof.

i want this home very much -but the roof leak and possible mold problem scares the out of me. what should i do? i think the best thing to do is schedule a mold inspection asap. anyone know a great and honest mold inspector. this is a very serious matter for me.

if there is a mold problem, can it be fixed?

where was this homeowner's insurance agent--was a claim filed previously?
is this a foreclosure/short sale--your options are limited there

there are people who are mold inspectors
not all mold is as dangerous as the mold with name I can't pronounce--the stacky kind--but I understand your concerns

Go to Home Depot, get a 24 hour mold test & see what happens.

A lot of people may be surprised to find that not only is flood damage not covered by your home owners policy but neither is mold damage. Mold exclusion was added to policies a few years ago.

the home not short sale, but it is being sold AS IS. sellers will not fix anything. they are investors. (long story-) they bought it cheap one month ago and are flipping it.

i have 2 mold inspections set up for tomorrow. one is free, and one is $85.

maybe i will get the home depot kit as well.

i will let yall know how it goes. wish me luck!

I know where that is Have a home inspector take a peak most molds don't harm you!! You usually have them around you any way. I built over 200 homes down there. Very Humid mold all the time!!! Soap and water to kill it!!!!!

Mold needs two things to live, organic material and moisture. If you stop the moisture (leak) the mold can be killed with bleach. The big problem comes when the mold is between the walls or behind some other obstacle so you can't get to it.

The mold test that I've observed will take a baseline reading out doors then a reading indoors. If the indoor reading exceeds the out door reading then the house has active mold.

thanks for the answers. i had 2 mold inspections today. (one was free consult, the other was $85.) both inspectors determined same result. house has a few minor mold areas- can easily be fixed ( they told me how) and house does not need "mold remediation". they both said problem was very minor and typical of florida homes.

i am so relieved!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! !!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

the free one was good. but the paid one was outstanding. worth every penny for all the info he gave me. i highly recommend him- per board rules--am i allowed to say his name/company name? this guy is a perfectionist!

It is understandable that when you hear "mold" you are concerned. Most mold is easily handled, and mold actually grows everywhere, but is usually dormant, and isn't growing because it needs, moisture, air, and a food source. By having the humidity in you house under control you can prevent its growth, but if the mold has already grown to a certain extent, and it has matured enough it will create spores. Most mold spores are harmless, but it is the mold spores that cause the problems that most people have concerns about. There are some forms of mold that create spores that have toxic effects, but those are not everywhere, or in large enough concentrations to cause problems. Rarely, when they do, the problems can be disasterous, and everyone reacts to those cases which are sad, and become very very concerned that the mold they have might be one of those types that can be a huge problem. Most of the time the worries are unjustified.
