I see that the posters from the Effingham forums on the Savannah Morning News' website have joined. Welcome!

I have lived in Rincon for several years, and agree with the posters who mention convenience. Yes, when I run out of sugar, Walmart is only 5 minutes away, and ditto for a soon-to-open Lowe's. There are a number of mom and pop restaurants (Johnson's on 4th and Baibry's being more on the sandwich end, and Mexico City...well, pretty self-explanatory).

Rincon is really divided into several quadrants. West Rincon (west of Highway 21 and the RR tracks) is mixed low-income with historic homes (some well maintained, others not) and rentals. North Rincon is middle class (with some lower middle class thrown in); many older couples live there, but there's a certain "redneck" element. East and Southeast Rincon are the nodes for "better" development, including Lost Plantation, Williamsburg, The Abbey, but also feature some starter home communities (i.e. Reese Pines) that have been quietly bought up by investors for rentals. There are townhouse/condos at Towne Park (behind Subway and Sonic), and farther down out of Rincon "proper" is Silverwood Plantation, Effingham's first gated community, if that sort of thing appeals to you.

You can also check out homes along Goshen Road on the southside of Rincon, before the Chatham-Effingham line (which in a morning commute will help you avoid the congestion in downtown Rincon, which is just getting worse and worse).

There's also lots of homes in the south Effingham area (near the schools off of Kolic Helmey Road), but apparently, the water issues with flushing of chemicals from the system with chemicals affect those areas. Perhaps counterclockwise and others could chime in.

By the way, if you do live in Effingham, just go ahead and appeal your taxes each year. Ms. Bevill (our tax assessor) seems to believe in 10% increases each year...This year we had a record number of tax appeals. The county government may have severely overextended itself with water and sewer infrastructure and has to recoup costs somewhere.

One caution about Rincon -- if you want entertainment other than Saturday night at the Walmart, you will have to travel to Savannah, Statesboro, or Bluffton (over the line in SC). I have heard, though, that a movie theatre and bowling complex are coming to Pooler; not sure about the status of that, though.

One big perk from my point of view to living in Rincon? 20 minutes to a beautiful airport that can start you out with a trip anywhere in the world. (And it's so easy to get in and out of.)
