If this development is done correctly, it could be Pooler's version of Alpharetta's Avalon development. That development has been a blessing for Alpharetta and North Fulton. BTW, Pooler Pkwy/Quacco Road need to be widened all the way to I-95 with a new interchange being built there.

Quacco was supposed to be widened by the County. They only have the money to add a center median and turn lane from 17 to 95 as well as a sidewalk. Apparently, their cost figures where way off. They have what I think is a terrible plan for an interchange at Quacco. The county wants Southbound exit from 95 onto Quacco then a service road down to Little Neck to get back on Southbound 95. Northbound would be the opposite. None of the new exit has been approved by the Feds so we won't see it anytime soon.

Isn't that how most of the Texas freeways are designed? Quacco and Little Neck are just a mile apart so the chances of both getting full exits is slim. But the case can be made that they both sorely need access to 95. Quacco is basically Pooler Parkway South and with all the development coming to Savannah Quarters, it just makes sense. Little Neck connects to I-16 at Bloomingdale Road, which will soon be the termination of Jimmy Deloach Parkway. The potential for growth in that part of the county from both of these roads looping from South 95 to North 95 is huge!

The biggest issue with Little Neck is the 95 Southbound side has a huge landfill on one side and a bunch of wetlands on the other that will limit any development. There is a large project in the planning for the farmland on Little Neck between 95, Quacco, and 17, the Hopeton Plantation property. Planning 426 single family, 624 multi-family, 40 mixed use residential, plus some commercial and assisted living/commercial on 492 acres.

Don't see how that can be successful without some kind of access to I-95. Otherwise, people would have to go all the way down to 17 and then left or right to get anywhere.
