ok, I understand. It's different for each property and tax appraisal has nothing to do with selling/buying price.
I gotcha. I gotta be patient, and wait until I can get back up there in September. Thanks!

Another thing you might think about is the time of purchase. A house bought in December 2008 and the utilities turned on before Dec 31, would be eligible for homestead exemption for the entire year of 2009. A house purchased January 1, 2009, would be taxed at full rate for all of 2009 unless it was appealed and the appeal granted.
The deciding factor seems to be when the utilities were turned on. Save your bill stub!!

How do people live here and pay these kinds of taxes?? I mean that is over $700 a month on taxes alone without even thinking about a house payment. You all must make a ton more $$$$$ than we have even thought about.
I have lived in areas all over the country but nowhere have taxes been even close to this. Am I just reading things wrong, is there a secret handshake that you need to know and they cut your taxes in 1/2?? If so please teach me.
Alice in tax shock!!!

You must not have lived in the Northeast then. In Connecticut and New Jersey, you'd be paying more than that! Crazy, huh?
In return we do get great mass transit into NYC and excellent public schools...but still...it hurts.
