Default Pooler subdivisions

Moving to Savannah within the next 2 months -I want to come back in August and look around in Pooler, but I don't know the area too well yet. Does anyone have info about the following Pooler subdivisions:

Bridgewater
Godley (there seem to be more than one of these - Godley Station, Villages at Godley - are they different or one big development?)
Greystone at Pine Barrens
Sommersby
The Arbors

I don't want a neighborhood that's still under construction - are these subdivisions established and fully occupied?
I am also noticing substantial variation in association fees, ranging from around $300 or so to $700 (!?). What would account for such a large difference? I would be afraid to start too high, in case the fees go up frequently.

Robin Rogers is on a distinguished road
Godley Station, The villages at Godley, The Arbors are all in the same development area.New constuction is still being built there, but almost complete.
Sommersby is a new development. Bridgewater and Greystone subdivisions are completed, convenient to interstate 16.
