LOL. Yes, kids like mud but what about me who is trying to control my OCD habits of being clean and neat always!! I have gotten much better since having a child but I don't know if I'm going to freak out with mud tracked through my house and on my furniture daily.

You'll be fine. It's nice to have some boots for them that they can slip on for out in the yard. Our dog was the bigger issue as he tracks in some dirt.

Here is the link for the house. It seems like it gets good light and has the sunroom near the backyard. The price is right. That part of Greenlake seems really nice too. Never been to Seattle so I'm still learning about all the areas.

Who said I'm worried about buying a new fridge? I'm renting by the way. Can't afford to buy there! It's $1950/month - not that bad.

You're renting... never mind then. I was just baffled as to why someone could plunk down $1 million on a house but not think that they could afford to update the appliances.

Greenlake is a beautiful area. You'll like it. But you'll want a playroom inside too for colder days.

Whether your yard is a swamp in the winter depends on how well drained it is. Our back yard sits at the bottom of a large hill and some parts don't dry out until summer. There are underground springs and several of our neighbors need to run sump pumps to keep their crawlspaces dry. Our front yard is great all year, just a few feet and good drainage makes a lot of difference.

I checked using google satellite and terrain views and the house you are looking at seems to be fine. The trees close to the house aren't evergreen so you can get some sun in the winter. You might want to look yourself, and try the street level view too.

Default That's a great location

Really close to Tangletown (cool little business district) and only a few blocks from the lake, + great access to freeways & other great neighborhoods.

Drainage is indeed key to your yard.
