Default From Orange County California.. need help

We currently live in a beautiful master planned area in Orange County, great parks, playgrounds, shopping close by. We live in a very family oriented community with EXCELLENT TOP schools.. My husband may be getting promoted and office would be zip code 98008 in Bellevue. We want a suburb much like what we currently have and can spend $725,000-$750,000 and within a 20 minute commute. Suggestions please?

Why not right in Bellevue Wa? It provides everything you're looking for. Bellevue School District is one of the best in the state.

Look into Issaquah and Redmond as well. Mercer Island could work (though would not provide as many houses as Bellevue, Issaquah and Redmond). Kirkland *could* work, but the 20 minute commute would be pushing it.

Not many master planned communities in Bellevue though. For excellent schools you will want to stick with Bellevue, Mercer Island or Issaquah/Sammamish (Issaquah School District). Issaquah/Sammamish would provide what you have now but would be just above 20 minutes in a rush hour commute.

What are you looking to get for your $750K in terms of sq footage, etc.?

Coming from Orange County, I suggest you look in the Issaquah Highlands. That's the first place I moved in WA after I left Orange County. You'll love it. It has everything you're looking for.

If she's throwing IH in the mix, I'd also recommend The Trossachs in Sammamish. Probably one of my favorite master planned communities in the area.

Okay, thanks everyone..I just checked out some homes in Issaquah, and the pictures look very rural...like shopping and the grocery store would be miles away. I have to say, we live within 5 minutes of costco, trader joes, nordstrom etc... So, with that said, should I stick with Bellevue? thanks!

Bellevue doesn't have Costco; people have to go to Kirkland, Issaquah (or Seattle or Southcenter). Point is: Its not close. Bellevue does have Trader Joes, at the zipcode you posted, again not necessarily easily access for all of Bellevue within 5 mins. Nordstrom is at the Bellevue Sq... there is also Nordstrom Rack in Factoria, Bellevue, WA. I can factually say that there's nowhere in Bellevue that would have you within 5 mins of Costco, TJ, Nordstrom.

Believe me, Issaquah is not lacking for shopping and grocery stores: it does have Costco, TJs. There are other grocery stores as well and a PCC You're not lacking if you choose Issaquah.

When I lived in Issaquah Highlands (that's the area you would want to look for master planned), we were about 5 minutes from Costco, Trader Joe's, Fred Meyer, Target, etc. There's a ton of shopping in Issaquah.

Issaquah/Sammamish is also one of the most beautiful areas of the Seattle suburbs. If you are remotely into nature, you would very much enjoy living there. Some of the best hiking in the area starts in Issaquah, it has Lake Sammamish and just up the Plateau in south Sammamish are Pine Lake and Beaver Lake parks which are amazing. Issaquah is Exit 15 and Bellevue is essentially exits 9-11 so it's not like you are that much further. It probably looks more rural because they have done a great job preserving the natural beauty and trees, etc. The schools are also terrific and your $ goes a bit further. For your everyday shopping, Issaquah has everything you'll need as pointed out above. Besides Bellevue Square is so ridiculously congested and crowded most of the time, it's not a place you'd likely hang out on a regular basis.

Ebright Creek Park

Soaring Eage Park

Duthie Hill Mtn Bike Park

IMO, I love living in an area with a mix of open space, housing developments and nature AND fantastic schools while only living 18 miles from DT Seattle and only 7 from Bellevue.

Have you been here yet or are you just looking from afar? There are several OC folks whose posts started the same way and then a few of them ended up in Sammamish. One is now my new next door neighbor!

OP I noticed you have made this same post several times over the past year in TX, PA, CA, etc. did all the other moves not work out?
