My mom's house is a 3 bed, 1300 sq. ft remodeled 1970's ranch home in Finn Hill (Bothell) on a nice big corner lot, great neighborhood, etc. She put it on the market in early April and just sold it this week. So it sat on the market for more than 5 months! That used to be really rare around here. Her house is beautiful and staged for selling and all and still sat like that. She originally put it on for 425k and had to drop it and drop it until she finally sold it for 360k.
I have also noticed many many houses just sitting for months and months lately. There are maybe 5 or 6 houses for sale within a few blocks from where I am (Canyon Park area of Bothell) that have been there for quite some time with no movement.

Wow, I am so shocked that things in that area have changed so much! We arrived in TX from Bothell/Mill Creek a year ago yesterday. Our home was in the North Creek Park subdivision. We sold it in less than 24 hours, over asking price!!!!

Thanks, I deleted it from my last posting. I went ahead and looked up a real estate forum. Kinda hard because it's not area specific. Thanks for all your help!

yep, my mom bought her house the first day it was on the market too for over the asking price, made even more updates to the house and didn't sell for over 5 months. We bought our house the first week it was on the market. But, back in March you could still sell pretty quickly. It just happened to change suddenly like that, unluckily for us sellers....
I am putting my house on the market in the next month because I think we are relocating to Denver, and I can just hope it sells faster than that because I really don't want to be carrying 2 mortgages (well, a rent and a mortgage) for very long!

Yeah I understand what you're saying. I am VERY worried that I will have two mortgages to pay and that will just kill us. We are moving about a mile away from where we are now just to a bigger house. My house has been on the market since July and I've been really stressed out about it. A lot of houses went up for sale in my neighborhood last year and all sold within the first few weeks. Looks like I'm about a year behind. I just hope that someone likes the house and wants to buy it.

someone will...It might just take longer than you were hoping for. Like someone else said, people can't qualify for all the alternative mortgages they used to to be able to afford a high mortgage payment. I've noticed that *most* houses tend to sit for 3-6 months lately so if you put it on in July I would guess you will sell it before the first of the year. :/
Can you stay where you are until you sell or have you already bought a new house?

Check out this show tonight on HGTV.
Home & Garden Television
Its called Get It Sold. Theres also another show I watch on HGTV called Secrets to Sell. Most people don't realize what it takes for your house to sell. I've seen it time and time again. The market in the Seattle area is changing, moreso for the buyer imo. As I see it looks like quite a few homes are on the market it your area. Does your house stand out amongst all the other homes for sale in your area? Is it priced too high? Are shoppers going to be blown away with excitement when they pull up to view your home? Are they going to step in the front door and say WOW?

I have already purchased my new home and it won't be done until after the 1st of the year which is what is saving us right now. Thanks for the positive comments, it has been hard to stay positive and thank you for that.
I will watch those shows. Yeah I know it's hard to say because when I walk into my own house I think "wow" and it's hard for me to get a realistic point of view. Also we added the agent bonus which I would hope makes it stand out. There are a lot of houses for sale in my neighborhood/area but I believe it's priced right. Most others with the same sq footage or smaller and similar upgrades are going for 500 or 490's and I am hoping that my lower price is not keeping people from looking. I think people would LOVE the house if they came, there just hasn't been traffic to the house.

Just so everybody knows, to list a specific MLS number or listing constitutes advertising. If you posted a general question about trying to sell your house, Liz, that would be acceptable but since you are posting all the details about it, it's advertising and is prohibited on this forum. Thanks!
