Ah, great insider information Ira500. We currently live in the only home we've ever bought and thus have limited buyer experience. Our kids also 'survived' the local public schools due to great teachers and lots of parent input. Didn't hurt that one of us is a teacher! It certainly sounds like there are some good neighborhoods to look at and we're finding some hopeful properties online. Thanks!

My mom taught elementary school for 35 years, and influenced the way I feel about schools a lot.

Okay, just found what seems to be a nice place, but am skeptical because it's been on the market 120 days and has what I consider a low price. I looked at the crime map and it was clean, very clean. What's wrong with this place? 10433 19th Ave. S, Seattle

What's wrong with that place? Its in Riverton is what's wrong. The area has a very depressed feel and the industrial land isn't too far off.

Yeah, I just saw that it's just north of SeaTac and west of Boeing Field...probably a bit noisy. Too bad, it's a cute place and would seem to be a 'turn-key'. I'm tired of remodeling!

When a neighborhood is expensive, it's usually because either the schools are good, or because it's hip and cool, lots of fun stuff to walk to, or because it has stunning views, spectacular natural scenery. Riverton/Boulevard Park has none of the above. There's virtually no walkability, except to a few depressing stores. The schools suck. Big polluting industry is close. I'm not commenting on that specific house because I'm not allowed to. But the general rule is that it's better to buy a crappy house in a nice neighborhood than a nice house in a crappy neighborhood.

Just for comparison sake, new construction stand alone in Ballard is around $550K, and the lot size is likely to be half that. The savings come from the location.

In general, the new construction in-fill in low end neighborhoods doesn't hold value well. As the house ages it becomes just as undesirable as everything else in the vicinity, and the premium you paid for 'new' isn't there when you want to sell.

After looking at around 50 homes, we ended up buying a home in Normandy Park. Saw it just as it came back on the market after the first buyer backed out because of the large yard. Beautifully updated home, large gardens, and warm neighbors. Great price, too! No water view, but the beauty of the gardens and trees far make up for it.

Good choice on Normandy Park.

And wow, my comment above is out of date. Now you'd be looking at around $650K for one of the smaller stand alone homes in Ballard.
