Hello all,

First, let me say I have found this forum unbelievably informative (but I wish I would've found it before we moved here from 2000 miles away )!

Anyway, we've been here about 6 weeks and are living in Puyallup (due to an extremely short time-frame to move in and limited finances, it was about all we could afford). For a massive number of reasons, it's nowhere close to the kind of area we want to live in (it's me, my wife, no kids, and we like museums, clubs, art/foreign films, plays, etc.), but we don't know if we can afford where we really want to live. Basically, I'm wondering if there's a snowball's chance in hell that there are 2-3BR/2BA, 1500-2000 sq. ft. single-family detached houses (not duplexes, townhomes, condos, etc.) that go for $200,000 (we might be able to afford up to $250,000) that are within a 20 (30 on a bad day) minute commute of Capitol Hill, Fremont, U-District, Belltown, and downtown? Feel free to laugh your a$$es off, 'cos from what I'm reading, it just ain't gonna happen. Thanks much for any info (even if it's bad news )...

I'm not laughing. However, you have to realize that houses within that price range are not going to necessarily be in the greatest parts of town.

Taking a quick glance at the MLS listings, I see a selection of single family houses in the $200 to $250k price range. Granted, they're in the Beacon Hill, Rainier Valley, White Center, Delridge, Riverton etc. areas. Also, I didn't look too closely at how much work they need.

Yeah, I know we'd probably be ghetto-ized (well, not really, but y'know what I mean) at that price. Work wouldn't bother me (unless it's a whole house rebuild ) - I like (and am good at) doing that stuff (shame I can't make a living at it instead of doing IT work ). Thanks, I'll see if those areas would be feasible (I had read about Beacon Hill becoming gentrified, but know nothing about the other ones).

There are no areas in Seattle that you would feel safe walking around at night where houses sell for $200k.

"Tear downs" in those neighborhoods are going for $300,000.

"Tear downs" to one person may be something else for another. At quick glance, I counted about a dozen single-family "houses" (a relative term ) listed in south Seattle for between $195 to $260k. Obviously, they're not going to be in the best of shape nor in the best neighborhoods. I was only reporting what I saw.

I found this one on MLS that is a really cute 1920s bungalow in the Columbia/Rainier Valley area. I'm not sure how bad or good this area is, but this house looked very good for the money...although I am sure it is considerably smaller than you were hoping for.It is listed at $248,500.

That is the very definition of "living in The Hood".

Rocco, I checked Craigslist this afternoon and found no single family dwellings in Seattle proper when filtering for $250,000 or less.
