My husband has just been hired by a company in Seattle, and we're hoping to move there within the next couple months. We are currently living right outside of Portland in Lake Oswego.

We have three children (one in high school, one in elementary school and one in preschool). We're looking for someplace that's safe, good schools, ideally with a walkable city center and no more than an hour drive for my husband. We're looking to stay under $500,000 for a home, and prefer a home with a bit of a yard, 4-5 bedrooms, and relatively newly built.

From the online digging I've done, it appears near to impossible to get anything even close to what we're looking for at any of the closest burbs. Woodinville, Bothell and Maple Valley look like they may be the best contenders for us.

So I'm hoping that we can get some feedback regarding these communities, as well as any others that may fit our needs that I've missed. Thanks!

Not sure where you are looking, or what resources, but you shouldnt have a problem finding homes in that price range in most of the better areas. In the areas you listed, you will have a good selection in that range.

If I were ranking them, it would be Bothell, Woodinville and then Maple Valley. The reason I'm not as big a fan of Maple Valley is that I don't like brand new developments where all or most of the homes look the same (though the schools there are supposed to be great). I find a lot more range in types of homes in the other areas. I think Bothell is just so stinking cute, too. The homes within walking distance to downtown Woodinville seem much older, at least that I've seen, but are well maintained. I would also check out Edmonds, which has a very quaint and walkable downtown, and more affordable housing the farther you push back beyond that downtown core.

Your only problem is with the age, for $500,000 you can still by a 4BR in Sammamish, Issaquah, Bellevue , Redmond or Kirkland but it will be at least 30 years old, or a fixer. One near me sold a few months ago for $430k
but they probably spent another $30k fixing it up (2,300 sf, 12,000 sf lot).
