Hi,

I am commuting currently to Bellevue downtown, but there are quite a few IT companies in Seattle as well. On the look for a new home, with a good value for money. I am interested in the NorthShore school district since I have heard good reviews about it . There are 2 pockets of area I am torn about :-
1. North Creek area near Fernwood Elementary School. Quite a few communities are coming up in that area. Possible commute nightmare.
2. Woodinville near Exit 22 . Not so much option, costly


I understand that (2) is probably going to be costlier than (1) by around 100-110K. I would like to get your esteemed opinion on which one would you choose , considering value for money, commute, schools, and overall life , and of course , investment.
Also, how is the actual commute to seattle from (1)? Is it tough? Nightmare? Doable? I see that (2) has quite a few transit options nearby to go to Seattle, like 522, 252, 255 , etc. Is there a suitable difference?

We live in Woodinville. We are also very familiar with Bothell. Woodinville is a great choice if you are working on the Eastside because you have access to the side roads like Avondale and 202 if you're trying to avoid 405. The home lots are typically an acre or more and yes, the housing is more expensive. The homes are older and if you find a bargain it's usually because the home needs some updating. Woodinville is small, only 10-12K people and is situated between Redmond, Kirkland, Bothell and Duvall and Carnation to the East. It's has a country feel where homeowners grow bees, participate in home brewing, organic gardening and many own horses. Woodinville also has a tourist district dedicated to wineries all situated around Chateau St. Michelle, Columbia winery, Redhook beer and Willows Lodge with the Barking Frog restaurant and Herbfarm. Getting to Seattle is going to be easier the further south you are in Woodinville but there are sometimes some bargains in the Cottage Lake area of Woodinville where they are completing a road project on Woodinville Duvall Rd.

Bothell used to be the bargain area of the Eastside. If you bought in Bothell years ago, your house probably has, and will, appreciate nicely. Bothell has two more urbanized areas, the Downtown and Canyon Park. Downtown is being redone and going to look amazing. Canyon Park is young so need for upgrades but it's expanding all the way to Highway 9 and new home developments are all along there. The growth on 228th is huge. Northshore school district is adding a high school to accommodate all the growth so elementary will have K-5 and everything is being realigned. If you are in North Bothell, you could take 5 south to Seattle. If you are in west Bothell, you could take 522 to Seattle (not as fast as it sounds, that road needs widening) and Bothell along 405 is fine except if you are north of the 522 interchange, that is a nasty bottleneck. 405 is being widened but it's no where near done, which is why Woodinville is a little easier if you can take a side road further south.

Newer homes on smaller (sometimes tiny) lots will be in Bothell. Older homes on larger country style properties will be Woodinville. A wider range of pricing will be in Bothell because you have some older fixers and you have some brand new, large homes in the upper $700s. Bothell also has Cascadia Community College with a branch of University of Washington. The area around that college is growing very fast.

In Woodinville you can sometimes find fixers in the Cottage Lake area in the upper $400-500s on an acre next to a $700K home but Woodinville has plenty of $1-2M+ homes.

Areas you might want to avoid are:
Thrashers Corner along Bothell-Everett Hwy in Bothell (dicey)
Some parts of Bothell along Kenmore (not really bad just seems to always be a mess)

Based on our house shopping last summer, $400k-500k is the sweet spot for the Cottage Lake area. $400k will get you an older house that hasn't had much work put into it, and 500k will get you an older house with lots of work done to it.

One thing nobody warned us about in Cottage Lake though: lots of power outages...

Sounds like you got a nice deal last summer, congratulations! I just looked at Redfin and it looks like there's hardly anything available in Woodinville east of 522.
