The parts of Burien to avoid are east of 1st Ave S, and North of about 140th, unless within a couple of blocks from the water.

Some parts of Renton some parts of Tukwila, and some parts of Burien are worth avoiding.
Well, if they want closer to the low end of their desired commute time (30 minutes), then they need to look in Seattle. I took them as saying they want to live in an urban area, rather than a suburb, but not in the densest central city areas of Seattle and Bellevue. West Seattle and Columbia City are separate urban centers with their own "downtown" business centers, that are still outside of the central city. At the further range (45 minutes), Kirkland, Issaquah, Burien, Renton, etc., provide urban "city" amenities outside of Seattle or Bellevue proper.

Tukwila, Mountlake Terrace, Kenmore, and Lake Forest Park are 'burbs.
