I have to put my 2 cents in here and give you my experience.
Bought a house here in king county in a well known "hot area" ..had the land surveyed and registered with king county. Project to level out the yard via retaining wall made neighbor pay more attention when parking in his very bad driveway. Neighbor claimed adverse possession. In a "trial" that lasted 10 minutes (including swearing in) the judge gave all the land in question to neighbor because "he lived there for 40 years and said it was his". Neighbor did not have to prove anything no pictures, no plants nothing to define the line. His lawyer only introduced himself...per adverse possession laws we got stuck with a $21k bill to pay neighbor his lawyer fees (ours were half that) and the valued $24k loss of land. The law isn't always on your side.

That's outrageous! You couldn't contest or appeal it? Scary stories, here!

If appeal we would have gotten the same judge. Didn't see ROI there.

Might be actionable against the ones who sold you the house. I say this because they were the ones who let the other people use it and they were the ones who made representations to you about the land you were buying.

Yes we are going after former owners and title (They are disputing). It is unfortunate situation. When we first moved neighbor was all nice saying he didn't know where the line was and no one ever seemed to care..so we shouldn't care either - all was well.. until we started improving and changing things (greatly needed). The neighbor is a large and (intimidating to some), bully of a man. His dog(s) run unleashed, poop in peoples yards, have bitten other neighborhood dogs. All over awesomeness... you get the idea.

While I didn't have nearly the craziness that i've seen on this thread, when I lived in New Holly my neighbor's friends sometimes parked in my driveway. I'd get in my vehicle, open the garage door and start backing-out only to discover that I was about to back into some unknown car. I'd then have to get out and try and the owner. On one of those occasions the women told me that her SUV wouldn't start so they pushed it into my driveway rather than leave it parked on the street. I asked her how she thought I was supposed to get out.

Really amazes me what people will do.

I would quickly put in the fence and gate and be done with it. It is needed for your dog anyway. Everybody is happy then.
