Awww, if only I had a nickel for everytime someone said they wanted to live affordably within 30 minutes of Seattle, but not in Seattle.... It's actually getting funny. I had a little chuckle when I read that.

It takes me 15 minutes to go less than 4 miles to work in the morning and I'm just going from one neighborhood to another, not downtown.

I live in University Place ( West Tacoma) and it is far better than Everett . I lived there almost 4 years and I have also been to every one of the other cities you mentioned . I didn't just stay on Casino 24/7 . It just was not worth it and yes there are other nasty neighborhoods around there .

U-Place is pretty nice, very different from DT Tacoma IMO.

There are parts of Everett that are ok, like near the Mill Creek border, Seattle Hill Road area (well, it may be more Snohomish than Everett), Pioneer Trails is also nice, but most of Everett around the city center is meh.

They are revitalizing many parts here ,, the mall area yes is still rough but down by the water kind of reminds me of 80-90's Seattle. Lot of arts and events and interesting places to live going on over there too ( Northside?? ) Anyway last year I actually took nearly $800 off my rental costs by coming here but ugh here it comes my new lease is $200 higher . Agree with you about Everett city center and yes people are flocking to Snohomish even from Everett . A fair number of daughters HS classmates moved within that Snohomish /Monroe area if they could over the summer .

Downtown Everett is great....Clean, busy, cute, cozy, ....Don't listen to some who think a house in Everett with a water front view going for 900k is a bargain. Or to others that think downtown Everett or most of Everett is a filthy ghetto. Such people have no clue and are coming from a pompous mindset...or from the high end elitist class. 95 percent of Everett is gorgeous, and just fine. Some folks have never been to a real ghetto. You can keep Tacoma though....now that's the real ghetto of western WA. Trump even made a rally appearance at the Everett hockey stadium in downtown Everett over the summer.
