You could maybe get a condo in the southern burbs for $300Kish Would a condo work for you? For a yard at that price, you need to be really far south of the city and or just a ways south, but in an undesirable area of town. You won't find a house for $300K in the city limits. $450 is the going rate for tear downs in some parts of town.

If you don't want much rain, you need to head east of the mountains. However, then you don't have airport proximity. It's hard to dodge the wet, dark winters here. Think Ireland. It won't be snowing, but you won't be warm or dry. Personally, I would prefer some snow.

How about Long Beach? 2 to 2 1/2 hours to Portland and PDX. Short walk to the beach. No income tax in Washington; no sales tax in Oregon.

Think Whidbey Island. 15 min ferry ride, medical on the island and much lower COL.

if people are suggesting Long Beach, then you may as well look in the Vancouver WA area. Close to Portland's shopping and dining, Portland airport, similar weather as Seattle when you're coming from MN and no income tax due to WA address. No sales tax when you cross into OR for your shopping

Vancouver, WA sounds like a great place. Would people agree ?

Are there certain areas that are better than others. Looking to be close to airport, shopping, restaurants, safe and
great location ?

It's not possible to rent on AirB&B from out of state. Too much work is required. They could rent through a property management company; that would work fine, and with luck, they'd get their mortgage, or close to it, paid by renters for the first 7 years.

OP, at your price point, you're talking condo anywhere in or near Seattle. There are 2-br. houses, single family detached homes, available in West Seattle right now for around $350,000, but that's going to go up pretty fast; 7 years from now--fuggetaboutit. But you could buy a house at that price now and rent it out, if you're ready to take that plunge.

Vancouver can be a bit "blah", since to a significant degree it is a bedroom community for Portland. Retail suffers, because you just have to cross the river to avoid paying Washington's high sales taxes. You are close to the Columbia Gorge, Mt. St. Helens, Long Beach.

Maybe look further north (but avoiding Longview):

He'd need to work through a local agent, regardless. Zoning laws might not allow vacation rentals. Repairs and maintenance would be higher if rented.
