One of the listings I posted was $300K. That's good to know, because it does get you into better units, with more square footage. The advice is the same; aside from Everett, look in Edmonds and Lake Forest Park.

Smart to visit in December - you will see our weather in all its glory!

Yeah a 4 day visit won't really tell us if we'll be able to handle the doom and gloom but it'll at least give us a good idea.

Wolves, You'll have little gloom, no doom. It really doesn't rain hard, mostly drizzle (which is snow in the mountains for skiers). The weather rarely gets that cold in the Puget Sound area, due to the warming effects of the Japanese current. Grab a book and a warm drink, think of that time of year here as Scotland . I can tell you, after almost 4 months of no summer rain and parched landscape, I'm glad to see some precipitation now.

There are 1bd condos and townhouses in Seattle that are within or close to your budget. Their resale value should be better than further out.

For instance, close to the future Northgate light rail station: https://www.zillow.com/homedetails/1...?fullpage=true

Or walking distance to the RapidRide E Line (BRT): https://www.zillow.com/homedetails/1...?fullpage=true

Farther out, though, they could get a 2-br. for the same price. Maybe they prefer more space. I certainly would. There are some very nice areas in Everett and Lake Forest Park.

Closer in could also appreciate faster. Could buy a 1bd now, step up to a 2bd later. He's not sure where he might end up working (Boeing in Renton, for instance?), so being "centrally" located within Seattle would give him more flexibility.

Not a bad idea at all.

Really liking what I'm seeing/hearing about the LynnWood and Mill Creek areas though.

Every word she said was true . I was actually priced out of Everett in 2015 so you should be glad not to have the likes of me there . You don't want to know my thoughts on Everett . I'll let you spend the money there instead !
