Hi ,

We are planning to move to Seattle from Boston and looking at buying a house, we can use help in deciding on how to move forward .

1- I work from Home for now and only need to travel to Seattle downtown maybe 1-2 times a month.

2- We have no kids its just me ,my wife and our dog , we prefer house with nice yard and if possible views ...the american dream.

3- Looking to buy something between $ 350-450 K budget.

4- Prefer a neighbourhood that will not crash in property value as we are putting our savings into the home.

Any help or advice in terms of which all neighborhood to search is much appreciated, ideally a nice suburban house with brilliant views

Well mo2308,
It's better timing to look for an area house this year than the past few, Seattle market peaked and is definitely more buyer friendly.



That said, your budget is tight, the further away you are from the Seattle metro area the better your chance at finding something. With your generous work from home schedule offers a lot more options.



From the South- Kent on down to where your comfortable

From the North- Lynwood on up
From the East- Sammamish and over
From the West- Port Orchard/Bremerton via Ferry

Distance is not an issue , I will start searching which 2-3 towns you suggest are best option to start searching first that are best suited for what we are looking at with the budget restrictions.

OK, now seriously, OP, you can't even afford an apartment in Seattle. Maybe not even in Edmonds, which is a nice, small community just NW of Seattle, on the water (views!). It has commuter transit to downtown Seattle. You might be able to find a house in your range in Edmonds, but not a view lot, probably.

Check a little farther north from there, in Mukilteo (also on the water). You'll see some very high-end listings, but keep looking, for the smaller, modest homes. With patience over time, you may find something. Or contact an RE agent there, so they can look for you. There definitely are smaller, "normal"-sized homes there, but the big ostentatious ones tend to dominate the listings.

Your best bet for affordability may be the Kitsap Peninsula, as Sockeye said, but even over there, RE can be pricy, depending on location. Try Poulsbo. People find it charming. Just be aware, that getting to Seattle from Kitsap involves taking a ferry.

Look to Historic North Everett, a very underrated place. $450k will get you a nice home with character, you won't get views at that price point but you will be close (walking distance) to the "bluff", which does have views. It is a friendly community with good upside, a commuter rail train (The Sounder) to Seattle. If you are stuck on having views, you may have a chance with a small home in a place like Stanwood or Bremerton.

Okay, does that mean you might at some point be looking for a job in the Seattle area, and thus might need to live within commuting distance?

Ditch the wish for a "view" to find more houses (with yards) closer to Seattle.

As others have said, Port Orchard might be your best bet.

Op Seattle is a notorious boom and bust town and anything in your budget will be out in the real dumpy areas that will crash even harder at the next bust
