We are trying to compare a home between North Redmond near education hill and Sammamish on the top end of Klahanie. Both are working in Amazon. Which one is more convenient to commute to SLU? We are new to Seattle. We may be driving together, and we have a kid going to school, there will be drop off and pick up.

House in Redmon is smaller in comparison with Sammamish (sqft + backyard size). Price is a similar but smaller size in Redmond in comparison with Sammamish, is this normal? These are new constructions.

Test the commute for each. I'm guessing Sammamish will be faster but the only way to know for sure is to try it during the times you will need to commute.

North Redmond puts you near 520. Klahanie puts you next to 90.

90 is a far superior artery in cost and commute time. But both are great areas to live in.

Ed Hill. A yard is overrated when there is so many other activities. You need a yard minimum as footage to really make it worthwhile.

I agree. I’m in the middle of Sammamish so could go either way but find the I90 commute to be far easier, and no tolls. New homes in Sammamish for some reason tend to be big, but on small yards. Older homes here like ours are good sized but also decent yard (3,000/12,000). For some of those in Sammamish that are newer (1990s) but big with big yards look at Windsor Greens. Prices are comparable to or more than new, however.

I lived in the Pine Lake area many years and I can say going on and off the plateau for most stores and/or kids activities sometimes multiple times a day, gets extremely monotonous at times...Something to consider....
