Default Relocating to Seattle - Help!

We're relocating to Seattle for work. My husband and I will both be working in or near downtown. We sold our condo and have been renting for a couple of years, waiting for the crazy East Coast housing market to cool off. I'm wondering if the same strategy is wise in Seattle right now. Also, I'm clueless about the area and welcome any suggestions about neighborhoods (we're early 30's, no kids). We'd like a single family house - tired of condo life - ideally around or under $400k. Any suggestions? Thanks!

This question has been answered several times in many recent posts.

No, you can't really find a single family home in Seattle for under $400k.

The real fact is you can get a home in Seattle in your price range in some areas. The real fact is it won't be in any of the more popular close in parts of the city like Capitol Hill or Queen Ann. But you can find a home or newer townhome in sections of Seattle like Beacon Hill, Columbia City, Seward Park and Rainier Beach. Many couples I know live in these areas and are quite happy. The last house was my Mount Baker area home.
