Default Living in Buckley vs Lakeland Hills, Auburn

We are looking for a home and have found two that we especially like. One is in Buckley, WA and on is in Lakeland Hills, Auburn, WA. What can you tell me about the pros and cons of these two places? We are looking for a quiet, peaceful place to live. My husband works in Enumclaw.

Lakeland Hills is more suburban, Buckley is more rural...If you're going to be working in Enumclaw, I imagine that living in Buckley would mean a painless commute, but Auburn has a lot more in the way of services, shopping, etc.

I agree with Ira, although Bonney Lake (a short hop from Buckley) is up and coming and is starting to offer the kinds of services and shopping that you can get in Auburn

Thank you for your responses. Does the fact that Lakeland Hills is directly south of SEA-TAC airport present any problems with being in flight patterns? And, how is the train noise?

The Lakeland Hills I know of is not directly in the flight path. You may get a very high flyover, but nothing crazy. As for train noise, trains do run in the Kent Valley, but they should not affect Lakeland Hills.

Depends...Buckley and and Bonney Lake have basically become one, so it really depends on where in Buckley. Buckley has the potential for some very rural areas. Buckley has many different types of housing developments, newer and older, which lends itself to a wider diversity of home owners and property types. A wide array of services are close by in Bonney Lake.

Lakeland Hills is a very popular, very planned community. All the developments are similar and well planned. Lakeland Hills is definalety a more "hip" place with newer services within the community on the hill and Lake Tapps right next door. What Buckley has in diversity Lakeland Hills lacks. There are definate benefits and drawbacks to both!! CC&R's will be a part of ANY home in the Lakeland Hills area, again, good and bad!!

A commute to Enumclaw will be easy from both as you will be going against traffic. Access to Seattle, Auburn, Tacoma will be better from Lakeland Hills. Highway 410 can be a bottleneck coming from Buckley. Absolutely no worries with airplane noise though, it's way off the any approach to SEA-TAC.

Both should offer a nice quiet place to live...when compared to the urban areas of greater Seattle.

Default Buckley/Lakeland Hills

I used to be in field sales and covered Buckley,Enumclaw & Lakeland hills. The commute from Buckley to Enumclaw can be painful especially around Bonney Lake. Buckley eastbound on 410 around the White river in the evenings can be hard. As IRA said If you want rural Buckley is the place to be. Lakeland has some nice variety of housing from Condos Townhouses and Singlr family homes.

Why not just live in Enumclaw? It's a great place, all rural and clean and well-scrubbed.

Lakeland is really close together. Really close. To say two cars can't pass each other is exaggerating, but it's got that whole new development, no trees, tightly packed feel.

I've never been to Buckley, but Bonney lake is revitalizing and getting crowded (it's got some very nice areas and some not so nice areas and a very active snow plow detail). Lake Tapps, Bonney Lake and Lakeland, I'd be worried about the steepness of the hills and the potential for icy snow during the winter.
