Default Safety in Kubota Garden Area

Hello Everyone,

My husband and I are new to the Seattle area, and we are looking for an inexpensive, safe place to live with relatively easy access to our jobs.

Specifically, we're looking at a house within a mile of Kubota Gardens. The location and price are right and we love the garden; however, the neighborhood seems rough around the edges.

Is this a safe place to live? Is it an up and coming area or one to avoid?

I have the perception that this is not a very safe area but that is mostly from news reports generalizing crime in the area. Can you figure out the closest Seattle police precinct and ask for crime stats or contact King County to see if they can provide it for the area? I know when I lived in TX that they tracked crime by neighborhood. I kept the database for my HOA and I would have to go to the sheriff's office to pick up the data.

The Kubota Gardens area has both nice parts and scuzzy parts. I live a couple of miles south of Kubota, and my son and his wife live a couple of blocks south of Kubota.
The area is mostly safe, with some exceptions. 51st Ave S. is kind of scuzzy in spots, and S. Creston Street has it's issues. But there are really quiet parts, and Seattle's only horse farm isn't too far...One nice street around there is 56th Ave S.
I know the area really well, and love walking around Kubota Gardens . Feel free to send me a private message if you have specific questions you'd rather not see posted.

Texastrigirl: I have tried googling for the crime statistics of the specific area with little luck; I will have to check directly with the police.

Ira500: I've contacted the listing agent with a few quantitative questions; if the answers come back positively, I'll certainly take advantage of your generous offer to answer more questions.
