Thanks for the advice! I am finding lots of great houses. I just haven't known where the best spot would be. It seems like the eastside is pretty much the same, so I guess we will just go with the house we like best. Thanks!

Is it even worth arguing about the difference between "nothing" and "not much"? Any sane home buyer would want to get some decent house they are shelling out 400K for.

People come here for accurate information, not simply opinions. Some people think that if they spend 400 thousand on a house in Bellevue and then spend another 50,000 updating it, they are getting a good deal. It doesn't benefitr anybody if I say they are not sane. They don't need you to tell them that they not sane, just as someone who has mixed feelings about Paul Allen doesn't need to be called stupid by you. It's fine for you to have your opinions, and even fine for you to state them, but please back them up with facts. I go through MLS listings for houses in Bellevue every day, and I show homes in Bellevue. I have shown a couple of sub 400 thousand dollar homes that needed a little updating, but were otherwise quite nice. There are currently 20 something homes currently for sale in Bellevue for under 400 thousand. This is a fact. That you think there is nothing under 400 thousand is an opinion, and it's wrong.

In fact, you're right about real estate agents selling houses. A lot of them will tell you anything to sell a house. That's why I prefer representing buyers. Allows me to be more accurate and more honest.

(this was purchased at foreclosure auction, and take a look at Google street maps, it's a sweet little house in a very nice neighborhood, just overgrown and needs fixup).
Those are all homes. Condos galore in that price range.
It takes time to look, not impossible.
I don't think prices will drop in Bellevue as another suggested, but it's very difficult to predict of course.

More fun with numbers:
In the last six months in Bellevue, 77 homes were sold with a price of 400,000 dollars or less.
5 of those were bulit 1980 or later.
3 of those were built 1990 or later.
Lots of 1960's houses.

If the listing agent doesn't even include any interior photos, "fixup" is an understatement. Especially for a 1940s home.

Bellevueguy and Seattlenextyear what are your problems? I came on here asking a simple question. I just wanted to know about school districts and neighborhoods. Why are you so set on putting down houses? And me while you are at it?
I thought there would be nicer people on this forum. I must say I am very dissappointed.

Sorry dear. I'm just frustrated with the real estate market like everyone else in this town. I think once you start looking for houses, you'll start feeling this frustration too, especially if you stick to Bellevue. Good luck finding a house.
