don't live on East Hill. If you're thinking about it, drive through the area at night. It's pretty rough. The Fairview (East Hill) area is a little better, but not by much.

If you need public transportation, stay on the 272nd (kent-kangley) bus corridor which runs up to Covington and parts of Maple Valley. Covington (except for Timberlane) is a good, solid area, although a little rundown, and Maple Valley is everything you would find in Bainbridge minus the prices.

It's got great lakes with large parks, rivers, a small town America feel with clean-scrubbed kids.

You have to remember, this isn't DC. DC has great mass transit. In this area, if you're on a mass transit line outside of Bellevue and Seattle, you can't afford a car, and that means everything you think it means.

Buy a car.

With a car the commute from Maple Valley (check out or ask about Maple Valley, it's got a good reputation because it's at the very end of the busline) to Kent Station (where you work) is less than twenty minutes a straight shot down 272nd.

Then if you get a car consider moving another five minutes up 272nd to Ravensdale where you'd be amazed at how much land you can get and the size of your house (compared to DC prices) you can get. Trouble is, there is no bus line in Ravensdale. But a twenty five minute commute with a great property, lots of land and water for your pets (or horses if you want)? You're right in the foothills of the Cascades, and it's beautiful, quiet and peaceful here.

Thanks much everyone for the help, have been without internet the last few days.

So it sounds like the best places are redondo, burien, maple valley, black diamond from prior threads. What about places like auburn, any others I should think about?

Default Auburn

Auburn is also decent some area as most towns can be dicey. The Lakeland hills area is newer and affordable. Houses in Covington which has a good schools are also affordable.
