I am looking at some homes in Snoqualmie, near downtown, and when I mentioned this to some mom's in my son's playgroup they warned me that it floods often. Is that true? I don't really want to buy a house that floods periodically.

One of my clients mentioned really wanting to live in downtown Snoqualmie but said she could never do it because it has the propensity to flood. Be sure to check it out thoroughly.

Seems like there are major floods every 20 years or so. You might not want a house right on the river

If you buy a house in Snohomish, do NOT buy one in flat of the valley! The river floods on about a 5-10 year cycle. It flooded in 1990, again in 1995, and more recently around 2005. The whole valley turns into a lake. If you're north of the river (1st st and beyond), you'll be fine. I used to work at the lumber mill, right on the river and it flooded while I was there. Everything between the south river bank and lowell-larimer rd was covered. So stay either north of 1st or south of lowell-larimer. Anything in the valley is a gamble.
