If you've seen the commercials for Flex Seal and all the miracle things it does for sealing things and you want to buy it locally then try one of your Best Buy stores. Not all best Buy stores carry it but they are trying it out in various markets to see how it sells. And you can also order it on Best Buy.com and have it shipped to you or your local store.
I bought 3 cans today at Best Buy for $12.99 each. That's a lot cheaper than the internet pricing by the Flex Seal Co for $19.99 plus S&H. And you can easily return it to Best Buy with no hassles if you're not satisfied.
I bet tiles do get all crunchy in the hot dry Arizona weather. I'm surprised they have never made a special roof tile for areas that are prone to be dry like that....especially after all the drought damage in Texas. Someone should come up with a water released spray beaded gel like they use in flower pots.
Target, CVS and Ace do not carry it or sell it in our area. Best Buy is the only one and it's only at 2 of the 10 stores in our Metro area, Fiesta Mall in Mesa and the Lake Pleasant store in the NW Valley.
I tried it today and it does work as advertised in my foam flat roof cracks and the vertical roof shingles. The material is very thin, watery like and fills every crack and seals it completely. It starts to dry shortly after applied. If you get any on your hands use paint thinner to get it off. Now I'll have to see how many years it will last.
