I would never buy land online without seeing it first! The land may be properly stated as is, but the land around it or near it maybe an eyesore or cause your land to be worthless.
I have a friend who didn't buy on line,but on auction,bought a few without looking at it. Asked me to sell them.we went to take a look, ha ha! some were just ha ha! place,in the middle of nowhere,I sold 3! one we thought it was at the right location,I listed it, it was in the wrong area.,luckily some guy who wanted to buy land,wrote the offer on the wrong place,which was ours,and it was sold
Has any one purchased land totally on line? Did it turn out ok?
I wouldn't. I suggest you be very careful. I have bought land with seeing it and it wasn't exactly what the Realtor told us. So I can only imagine the lies being told on-line. Just be very careful. Tread lightly. But I would not do it.
ANY reputable seller should give facts on a recent SOIL TEST of the land. If the seller doesn't have that report, then you the buyer should ask for permission to have the soil tested. You never know if toxics had been dumped there before. Gosh forbid you buy the land, build a house on it, and your kids are playing on tainted soil like the one from LOVE CANAL.
Also water. There are areas where water is a problem. Give me a county, township and section and I can tell you anything you what to know. Well depth, quality, if it is hard to hit water.
