We have recently moved to Sioux Falls from GA and we are currently looking to buy a house in town. We love, love, love old building and have completely fallen in love with an old house in the All Saints District. However, this neighborhood is rough in some areas and we are hesitant to buy a house and renovate. My questions are:
Is the area really gentrifying or not?
Is the city looking to rejuvenate? That's what it says on the city website, but saying and doing are two different things.
We know that the process of gentrification can take a while, and we are willing to be patient, but Sioux Falls does not seem to be like GA where whole neighborhoods can be assessed at a glance. Things seem to go block by block.

We are NOT interested in suburbia at all, FYI.

Part of the problem with that neighborhood is that many of the houses have been remodeled into multiple apartments. That said, most of it still is not that rough, especially by the standards of most bigger cities. South of 18th street is a little less rough in general and starts running into the McKennan park district. Right now the tear/down rebuild efforts are focused on the old loop area between 10th and 11th streets west of Minnesota Ave. Really there isn't a terrible area of town and even some of the more questionable areas vary block to block, so it will partly depend on where the house is?
Like 24522 said, it varies so much block to block.. and there isn't any place really TERRIBLE, some just less desirable.
