Interesting that no one has mentioned how annexation works in SC. It's a heck of a lot different than NC....thank god! This is far from a done deal.

sorry brother seabass is right! Change has and will come to this city whether you adapt or not. That is just a fact of life. Rome lasted 1000 years, are there any romans running around today?

If annexation were only about a "change of government lines," then why would any city look to annex new territory? Columbia has a greater need to annex than Greenville or Charleston because it has way more tax-exempt properties downtown than either so its tax base is proportionately smaller. As a city looks to develop more, it needs to practically increase its tax base and since most Southern cities lack the urban density of their Northern counterparts, you really can't do that with massive infill; ergo, annexation is the best route to take.

Do you know how Charleston's property tax rate is calculated? I know some cities base a portion of the calculation on the age of the structure. Also, are there any "local" tax exemptions for historic properties or properties that have been rehabbed in the City? I know there is a federal and possibly a state exemption. I say that to say.. If these are all true.. it would not surprise me why Charleston is aggressively annexing the surrounding areas.. not to mention that it does not want to get surrounded by North Charleston and Mt. Pleasant and thus become land locked....
