As someone that recently sold a house in the midwest, I can say the market in Lexington/Richland county is not nearly as bad as it is elsewhere. Sure houses aren't selling as fast here as they used to, and there are a lot of them for sale, but they are selling and the prices aren't dropping on a daily basis.

The newest estimates recently released still have SC at the #10 spot for growth from July 2007-July 2008, both in terms of percentage (1.7%) and in raw numbers (between 70K-80K).

Here's the overall picture.

Americans in general exhibit two interesting traits:
A. They move more often than any other industrialized (but not so sure we're still in that criterion) population.
B. Despite a plethora of info from the internet, etc, we are among the most ignorant people in the world about our own country, not to mention others.

The rush to the SE has slowed for a number of reasons, with the High Desert West seeming to be the current destination of choice. But then as the article states, all internal migration has slowed-thanks to the current depression.

Regarding SC, the growth has been steady and strong, but not so much as the neighboring states of NC and GA. Perhaps a reflection of the economies of each; possibly just a name recognition thing.
FYI, if you check year-to-year stats, you'll see that SC's style of growth has not caused either the crime problems (which have been endemic since the colonial days) or altered low rankings in overall quality of life, in which SC has been a perennial cellar dweller.

I agree with this statement. Retirees don't have as much impact *usually* on the inner structures of a community meaning, they don't add children to schools, they usually aren't out on the highways during rush hours adding to longer commutes etc.

I have found down here, there is a GREAT GREAT need for 55 and older AFFORDABLE communities....like Florida has. Trust me I have searched and searched....the few that exist are way over my budget.

Someone with financial backing should look into more 55 and older communities at an affordable cost ...it's a goldmine waiting to happen.

True...except when their families move down after visiting them.
