I'll be curious to see what having utilities are going to cost you. I haven't priced any of that stuff yet. I'm seriously thinking of buying a used combination loader for all my site work, then turn around and re-sell it. For one thing, our lot is solid oak trees, which means a lot of stumps to remove. I'd really like to go underground utilities, esp. if I can dig my own trenches. We spent a bit more on our lot - $70K, but that is 7 usable acres of hardwoods, and unrestricted land. We plan a modest house in a few years, as this will eventually be our retirement home, and we want to keep costs and maintenance down as we go on a fixed income. I'm going to leave most of the land as is. The woods are nice and private. Good luck on your latest find- where abouts is it?

I'll let you know on utilities. Pretty sure that underground is standard now in the area. I know on the last piece of land, Duke Power came out and said they would go up to 300' underground at no charge. Beyond that would be $5 / foot.

If you go south on 290 (towards Greer) from hwy25, we are two streets past Mush Creek and just on the north side of 290. Have you been using sites such as gcgis.org and google earth? They have been extremely helpful in the analysis and planning stage. On gcgis.org, you can pull up the topo on top of an aerial photo, and then do grading studies. I'm a Landscape Architect, so I'm able to site the house and study the grading prior to knowing if I want to make an offer on a piece. It's really been helpful, and has helped rule out many pieces.

I would consider the loader idea myself, but I'm in a temporary apartment and don't want to slow the builder down any. We are also solid oak trees. I'm hoping that the only thing we clear is a path for the driveway and the building pad.

So do you think your land may be tied up for months? or do you feel it will be a quick resolve?
