The Grove at Ebenezer is a planned 240-acre development of residential and commercial uses planned near the southwest corner of South Ebenezer Road and Pine Needles Road in the City of Florence in Florence County, South Carolina. Florence City Council agreed to move forward with the developer with the development.
It is great to see some development occurring in Florence. It will be interesting to see what residential and commercial uses turn out to be for The Grove at Ebenezer.
I wonder if The Grove at Ebenezer will expedite plans to widen South Ebenezer Road and/or Old Ebenezer Road from two lanes to four lanes to West Palmetto Street.
they will probably have to install a new stoplight on both Pineneedles and Ebenezer.
An improved intersection and traffic signal for Timmonsville Highway, North Sally Hill Road, Southborough Road, and Corporation Road would be welcomed also.

Taking into consideration the size and population of Florence, this would be a big deal in a good way.

30 acres will be "open space." These are mainly buffers along the rail bed (future rail trail) and southern boundary at the soccer complex under development.
70 acres will be commercial and multi-family development between the rail bed and Pineneedles Rd. next to Jiffy Lube.
140 acres south of the rail bed will be single family homes with possibly a small amount of multi-family depending on market demand. Their entrance will be at the pecan grove on South Ebenezer across from Thornblade Drive. It will be completed in multiple phases.

What are the plans for extending the Florence Rail Trail to Timmonsville?

I wonder what the commercial development may include. Is there room for another supermarket and a drugstore?
Maybe some hotels since it is going to be frontage along I95
If Pine Needles Road had an interchange with Interstate 95, more hotels could be possible. Unless The Grove at Ebenezer has higher end hotels, I do not see any lodging developed.
