Cities like Charleston, Greenville and more recently Columbia are in serious growth mode. Looking a few years down the road, what other cities do you see having a breakout moment? My guess is Spartanburg given it's proximity to Greenville, along with it's attractiveness for employers...thoughts?
Columbia, along with Greenville and Charleston, has been in "serious growth mode" now for a long time compared to the rest of the state; the "Big Three" have historically been the cities driving population growth in the state. However Myrtle Beach is now the fastest-growing metro in the state and it won't be long that we will have to begin talking about the "Big Four" even though Myrtle isn't a "traditional" city like the other three.
Not sure if there will be any individual hot cities in the foreseeable future but it's clear that the Charlotte suburbs in York and Lancaster counties and the Hilton Head-Bluffton area have also recently become magnets of growth. The Charlotte suburbs have the advantage of having lower costs of living and doing business than the other side of the state line while still having access to Charlotte's infrastructure (which is unquestionably more advanced than any SC city) and large talent pool, which is how it has been able to land major companies (truthfully lure major companies from Charlotte is more accurate) and become a growth magnet in the first place. Beyond that, outside of some major economic development project, I don't see it for anywhere else. I would love to see Florence get in on the fun though.
I’ll second Spartanburg — the downtown is BOOMING with new restaurants, businesses, festivals. There’s several colleges offering cultural and sports events. The Chapman Center has a lot of activities, including an excellent symphony.
The real estate is still affordable with beautiful old neighborhoods and a wonderful sense of community.
I’m definitely biased (as a new resident) but becoming a huge fan of this city!

Spartanburg is definitely stepping up its game when it comes to downtown development. I didn't mention it because I'm thinking somewhat regionally and as a principal city of the Upstate, it's already there.
Pay attention to West Aiken County- North Augusta and the Midland Valley area. Over 600 new home permits submitted for this year in both areas. New school bond referendum in May to expand Midland Valley High (projected over 1600 students in a building designed for 1300) and build a new elementary and middle off Exit 5 in North Augusta. New elementary opens in 19-20 for the MV area. Have you seen what NA is doing to promote its riverfront? Incredible stuff going on.
If sc can ever get an interstate built from mrtyle beach to Charleston, i can see Georgetown possibly benefiting major from that and could be the next hot thing. Metyle beach and Charleston already building going towards that direction
I agree with Spartanburg as well. I know you can get some good deals on houses there. The downtown is definitely growing. Greenville has passed this point but I think Spartanburg is following behind it's footsteps. Just watch!

If Interstate 73's southern terminus was not truncated to Myrtle Beach, it would have terminated in Charleston.
