Default checck specific schools and property flood zones

I am in Charleston County and from Horry County (Myrtle Beach, Conway, etc.) Don't be too down on any area simply by reputation. There are plenty of good schools in Charleston County and to be honest the poor ones are going to be in areas above and below your price point (ie- downtown charleston or some less fortunate parts of North Charleston.) So check on the schools in the area you like not the generic. And as we all know poorly performing schools can mask better schools within the same district when looking at district wide scores.

Also- I've never had flood insurance. Check on the specific area to see if it is an issue because I've known people further inland in flood zones or areas lower than the adjacent properties who got hit with flood risk while I have lived very close to the coast and avoided it.

I think you'll find Charleston will have good access to the water and the perks of a smaller city, Bluffton will feel more Southern and that area is really beautiful and Myrtle Beach will offer a better mix of people from all over if you want a mixing pot. Right now the best deals are going to be in the Myrtle Beach area- a lot of unsold inventory is pushing everything down.
