Need to buy cheap land
Hi everyone, I am looking to buy a plot or whatever of cheap land in South Carolina. The land does not need to be anything other than cheap. Its a long story, nothing criminal so there is not intrigue here. If anyone knows someone who is looking to sell, let me know. jj

Whats cheap to you. Good land in SC tends to go for around $2,500 an acre minimun. Swamp and bays tend to go cheaper. Least expensive area to look in is around Dillon, Marlboro and Chesterfield county. I have some land around Rowesville in Orangeburg county that is worth about 3 to 4 thousand an acre I figure.

okay so where is Orangeburge county, and what type of property is it? also do you think we would ever be able to resell it? I think we would want the smallest amount of land available, we are interested by the way.

You can never go wrong with raw land. It is a finite resourse and the demand for things that use land continues to grow. I own 16 acres and get the ag tax rate which is approximatly 5-10 percent of what would be charged for a lot or something say is residential. I pay less than $50.00 a year in property tax but if I did not get the ag rate it would about $900.00 per year. Property is between Bowman, Rowesville and Branchville SC. Has a couple of ponds with high bangs with old pines around them. Alot of very old trees down by the seasonal creek that defines the eastern boundry. All the land perks except about two acres by the creek. If you have the money or think you have the the disipline to alter your spending habits to pay for an investment I say go for it. Why throw your money away in the stock market or by surrounding yourself with foreign made junk when you can own something that will always be in demand. Best sights in my opinion for SC land are shorttauctions.com and land and farm. Seems to be a good time to buy right now and the best advise I can give you is educate yourself on soil types, demographic trends, population projections, wetland issues, as well as a variety of legal issues such as easements, surveys, zoning issues. Lastly, not much of an issue in SC but I also own some timberland in NC and alot of the areas have hog farms that can make an area smell like #$$^$%$ for miles around and if the wind is blowing in a good direction the day you look a piece of property you would never know unless of coures the wind direction changes. Always good to do a google earth scan of the area to see whats around you as well as an enviromental hazard search for an area. Sure don't want no toxic waste dump behind you. Good luck

the reason I need the land is not to live on it, I just need to have it for residency purposes to get cheaper tuition while my kid is in college in South Carolina. That is why I don't care where it is or what type as I would try to eventually sell it after graduation. So if anyone has any ideas let me know. Thanks for your time. JJ

I am a taxpayer now and do my share. I plan to buy property, pay for the upkeep, and of course pay the taxes. We do not get any government handouts, I am not eliglible for any bailout money, even the kid in college has a job and pays taxes there. I also am stimulating your economy by family and friends flying back and forth, staying in hotels, buying whatever is needed during the stay, paying rent for an apartment, food and utilities. And to top it off I like SC so much, I am also a goodwill ambassador for your state. I tell people all the time about how beautiful it is, encourage them to go and visit, about the history and people. I wish I had the means to live there, but at this point I don't.
