Default Homeowners and Flood Insurance question...

Hi, I was wondering if anyone has any info on flood and homeowners in Mt Pleasant area , specifically zones X and A...I have heard some quotes of like 4000.00, called an insurance guy he said homeowners and flood worst case is 2200.00 So who is right what I am reading or the insurance guy? Also for a 400,000.00 home what is the tax bill? Thanks in advance for your replies.

Make sure the quote covers wind and hail damage. Some companies are not providing it any longer and you have to get it through the SC Wind Pool.

A ballpark figure for the 2007 tax year on a $400,000 home in Mt. Pleasant should be about $2200 for a primary residence A home in a minimal flood zone such as an A2 zone in Mt. Pleasant might be about $450 a year. Home owners insurance covering wind and rain will vary according to the structure, insurance company, deductables and claims history of the home owner. Again, a ball park figure for a $400,00 home should be between $2500 and $3500. However, insurance quotes are difficult to estimate with much degree of certainly. If you are shopping for a home in this day and age on the coast, including Mt. Pleasant, you need to shop early for an insurance quote as much as or even more so than for a mortgage quote/rate.
