There's a ton of them along the Waccamaw Neck although there are alot more private communities popping up.

There are great traditional neighborhoods all over the Myrtle Beach area without HOAs. You just have to look for them, or find a realtor to ask. Of course, the downside is that these communities don't have pools or clubhouses either.
