solely a personal preference...but...from a privacy standpoint...the golf-view lots aren't worth much of a premium to me in the communities where the course is open to the public....a bit less privacy...more noise...and more hackers and whackers trouncing around. some communities offer wooded lots, etc. or parcels which are a bit more detached from foot and cart traffic.

i've been looking at a higher price point...so can't shed much light about crescent or island west.

lace...many people are now saying "oh, i just want to be opportunistic...but...i do feel the decision re "on-island vs. off-island" is an important one. i know people who have bought off-island...only to feel way too detached/distant from the beach. again...it's personal preference. updated homes are always popping up at hilton head plantation...so i'd keep hunting there....also...there are bike trails within shipyard...albeit, more limited.

Thank you. Decisions, decisions. This will be our last home, so we really hope to make the right decision. Island West seems far out for us, but it is within our price range. Do you think the prices are at their lowest?

many a wise investor will tell you...never try to guess the exact bottom...just follow your nose for good value....and...be thankful you're looking when the bubble has already burst.

Thank you. We have wanted to move there for years but because of the cost, we finally gave up our dream last year. Then, out of the clear blue sky, our son-in-law got a job there, the housing market is in our favor, so we are going to make the plunge. Geez, you have been a great help. I'm hoping for HH Plantation, but my husband is cautious as to condition of an older house. Many of the homes we could afford are a bit scary.

We bought last August in Island West, mainly because we got a terrific deal from a friend who had already moved in to their new home. We love this area, have been visiting for about 5 years. We have friends in Rose Hill, Belfair, Berkley Hall, Sea Pines, and others. We liked Island West because it was not an over 55 community (Sun City). It's more diverse, with kids, young families, and retired people like us. We have great neighbors and a pretty active POA. Best of all, the fees are low compared to other "golf" communities. It's a small neighborhood (240 or so homes) and everyone seems very friendly. We love it here. Please give Island West a good look!!
