I don't disagree with Nausikaa that Charleston is restricted in it's ability to grow due to the rivers and coast. That won't stop development, but will push it out away from the heart of the city.

At the same time though I would say that Columbia is similarly restricted in it's ability to grow with Lake Murray to the west, Fort Jackson to the east, and the Congaree Swamp to the south and southeast. Like Charleston, there is room for growth, but it will follow along the interstates. Eventually a developer will take a hard look at the areas along 321 and monticello Rd for closer in growth.

Just took a day in Charleston during our trip to Myrtle Beach and have been in and out of Charleston for more then 20 years, almost always take a day trip down from MB and a few on business.

I don't see Charleston ever being Raleigh or Charlotte, the location is not feasible.

Charlotte grew because of location and other things, but most of the growth was because of its easy access location.

MB is ging to grow even more, but will not be a Charlotte because of the service and not manufacturing/tech jobs.

Columbia, no way, nice charm but again doesnt have the things they need to boom into a Charlotte.

I just do not think SC has one of those cities, my opinon, but the highway structure in SC hurts it chances.

For me the town that will boom will be maybe Rock Hill, gaining from the growth of Charlotte and its location. But not like a Charlotte or Raliegh.

I love MB but the highway structure they keep promising to fix will hold it back from growing into the Charlotte is can be.

Booming like Raleigh or Charlotte isn't the only way to boom.

I'm not sure why Charleston's location isn't feasible; historically, the nation's largest, most booming cities have been coastal cities.

I do believe that Columbia indeed has the right ingredients to be a boomtown of sorts, most notably being the state capital and a college town. These factors are what drives the successes of other cities, like Austin, Nashville, Raleigh, etc.

I agree about Myrtle Beach.

Rock Hill will simply continue to be an alternative to Charlotte (a good one); it won't ever become a central city in its own right and will always trail the larger cities in the state in that regard.

I wish Myrtle Beach would follow the zoning rules that Mt. Pleasant has. We would not be like we are now if we did.
Anyway, I'm a native of Socastee. It's a small town just a few minutes outside of Myrtle Beach. I love it here and although it is growing, I still feel safe and secure in my little place away from the tourist. I do get quite aggrivated during the summer months but with the new roads like 31, I can get to where I need to go in a shorter amount of time.

Of course you always know that where there is growth, tourist, and people passing through, there is a little more crime.

You might want to read my post again. Chas has the potential of becoming a boomtown with significant urban development taking place in its core. Magnolia and Noisette will give Chas an incredible urban addition to its economy and population, and the developers have said numerous times that these projects will increase the population of Chas to the equivalent of present-day Charlotte's.

I can see Charleston possibly booming to be larger than Raleigh and Charlotte, and possible compare to cities on a much larger scale, but not of the size of Atlanta, but Charleston has alot of urban-decay thats need to be taken care of the city has many buildings that you wouldnt think would be located in a tourist town like Charleston, by this I mean is that alot of the building are ugly, and need to go under major overhaul. Another things Charleston should od is take advatage of the old Naval yard, this area could become another small city if it treated well. But the Naval yard is infested with abondanod liquor shops, and it may looks as if it is a ghost town or something. However once again the whole Georgia South Carolina coast is booming on a large scale, primarily the cities between Charleston, and Savannah, and Brunswick. However I believe Savannah is leading the growth and could possibly become the city the size of Atlanta. Very hard, but very possible.

Yep, the question was, which city will boom, Charleston, Columbia or Greenville? You live in Macon, Georgia, and Savannah is in Georgia. Not really relevant to the question at hand, but interesting.

I agree with the other poster, before Charleston grows, it needs to revitalize. Some parts are really scary.

As Charleston Native mentioned above Charleston IS revitalizing. It is in the papers here practically everyday. The Magnolia Project is going to clean up parts of the neck area where you see the old abandoned industrial buildings. 4,400 homes, plus shops and businesses are planned. The naval area revitalization is called the Noisette Project. Both of these should push further development and improvement into areas of North Charleston. Something in my opinion that has been a long time coming.

Who cares where I live I have family who lives in Charleston and of the twelve months out of the year, im in Charleston 3-4 months, I know what goes on. Also, I know what the question was thats why I answered with Charleston I just elaberated more.
