Default Summerset/Piedmont Valley Area

Hello, everybody!

Can anyone tell us about the Summerset/Piedmont Valley area, just outside Rapid City? We have heard that Summerset recently incorporated into a town/city. Does anyone have an idea on what the real estate taxes would be on a home in Summerset in the price range of $150,000 to $200,000? How about the real estate market there? I read an e-mail where someone was having trouble selling his house. Also, is salt used on the roads in the wintertime in the Rapid City area? Do people generally need snow tires, studded or otherwise?

we are renting a home in Summerset until our house in Denver sells - beautiful area - becase we rent though, I have no idea about taxes lots of homes available and lots of lots for building if you would choose.

I have never had snowtires or studded tires - just 4 wheel drive with my regular all season tires.

I also believe the roads are sanded, not salted.

About the taxes on your house~you'd be looking at paying in the area of 4,000-5,000 on a house of that value. Since I don't live in that county, I don't know exactly what the tax rate is there, but in most of So. Dak. the rate is a bit above $20 per 1,000. We do have quite high tax rates, but the value of our homes is quite a bit less then in a lot of parts of the country.

Default Real estate taxes.

Wow! Those are high real estate taxes! It's like having a second mortgage. Our house in southern Arizona, which is in that price range, has real estate taxes of around $900 per year. We'll have to figure out if the difference in not having to pay income tax and if other factors would compensate somewhat. That's good news about the road crews using sand on the roads in the winter instead of salt-a lot less hard on the vehicles. Thanks, BusySocialWorker and Jammie for your replies.

jkrhodes-

Summerset/Piedmont is a very attractive and beautiful place to build or buy a home. In fact, the reason it is developing so well is because Rapid City taxes are SO HIGH and not only is Summerset/Piedmonmt out of Rapid City it is also out of Pennington County. You are in Meade County and you answer to Sturgis (Rallytown).

They do sand their roads in Meade County but Pennington County uses some odd chemical. I do not think it is salt, yet I still wash my car frequently in the winter. And beings Rapid City is where you would go most of the time, you will encounter it.

I know a few people who get studded tires (legal Oct.1-May.1) but I never do and I get along just fine. Anymore questions don't hesitate!
