Get rid of that land before you get any further into it. I bought some of the same land out there on Johnson Ranch and unless you read that contract fully, its a screw job. The original Rancher has Perpetual Grazing rights till fenced, He has it in the Walk In Program for hunting and is collecting money off property he technically and legally no longer owns, he has the right to lease it out to third parties, AND YOU DON"T. Your making all the payments on that land, including taxes and he is reaping the benefits. The Attorney General of the State is going to be looking into these parcel sells. We used to own parcels 30,31 and 32 out there. Well depths can reach 5000 feet deep, the closest power line to hook up to the grid is almost 10 miles away and I was quoted 164 thousand dollars for that. I wasn't looking to hook up to the grid and was just curious. Cell Phones don't work out there unless you stand on top of the highest butte, Put one hand on your butt, another hand on your left ear and your left leg behind your head. We now live in Buffalo sd which is about 39 miles north of where the property is. There is no gravel road into those parcels, just two tire tracks, when it rains or snows, your STUCK period. Even with our one 4x4 Truck we got stuck on numerous occasions. If you have any questions about this land please let me know, I hate to see people getting suckered into these Ebay Hounds. These parcels have changed hands soo many times after people come out and see what they bought and say forget it, then they turn around and sell it again and again, and sometimes even raise the prices. I don't recommend buying property in small town anywhere in SD unless you plan on staying for a very long time. Good luck selling it later. You rent out the farm land so someone else can farm it if it's possible.
