Default Property Taxes

I was curious about property taxes in South Dakota. How are they figured and what is an "average" property tax for a home that's valued at $160,000.

Our current home could probably sell for around $199,000 and we are paying about $1200 a year for property taxes.

This is a topic that always either gets me in trouble or causes turmoil, but here goes. Rapid City proper (not Rapid Valley) has higher property taxes than most anywhere else in South Dakota. If you're considering that house on the Westside off Canyon Lake Drive you will also pay some of the highest property taxes in town because that is a very nice neighborhood. Anything on the Southside or Westside pays more in property taxes than the Northside or Rapid Valley because they are more desirable parts of town.

A $160K house on Canyon Lake Drive will probably run about $2000-2500 per year in property taxes. That may not seem like much more coming from California though.

Property taxes are expensive around here. Not sure what the rate is in Rapid. Counties access taxes. That is one thing a real estate agent will provide you when you look at a house.

I am guessing you will be paying twice what you pay now in property tax... That is just a hunch though.

Property is accessed and part of the assessment process is sale of houses in the same neighborhood. Sales data is more of an indicator more than neighborhood.

I am the only one on here that thinks property taxes are dirt cheap in SDakota. I am a transplant here from a metro tho.

A 200,000 home will have property taxes around $2800. Unless you have a view of the Hills.

SDakota assesses property taxes based on 85% of the value of the home. Where I moved from, they assessed it based off 100%. My 1400 sq foot home costing 97,000 cost me $2500 in property taxes. So to ME, they're dirt cheap here.

If you go to Pennington Counties or Sioux Falls county website, to the county assessor, you can look up homes in the town, their value, and what their property taxes are.

We pay about $1200 a year in taxes for a house that's valued at around $200,000. Mind you our house is about 1,700 square feet, no basement, three bedrooms, 1 1/2 baths. We bought this house close to 30 years ago and are taxes were based on the selling price with a slight yearly increase. We also pay a dump fee and school tax as part of this property tax bill. I live in a plain jane tract home. Nothing fancy.

You'll probably add an extra $800 with that $160,000 home you're looking at. Maybe more considering it's on the Westside.

Thanks for the tip! I'll go take a gander. Hubby is beginning to mull over the idea. I checked Travelocity for flight costs. I was looking for the March/April time frame, as from what I've been told that's snow season, and the worst time of the year. The real test is flying back THEN to see if we can take it.

Land, have you checked out Allegiant Air? I believe that Sx. Falls has flights to L.A. and Rapid City may have them, too. Worth a try anyway.

Lad - I agree with Jammie on Allegiant Air. Unfortunately, for our first trip, we have some schedule issues and had to have a certain time frame. However, if you are flexible - you can find a lot of great deals with this airline. For us (going to Rapid), if I remember correctly, I believe we had to leave on a Wednesday and come back on a Saturday (something like that). Also, the airport said Phoenix/Mesa and for the longest time we just kept not paying a lot of attention to that. However, since you are from Phoenix, you know that that is not Sky Harbor Airport (which we found out eventually). Nothing at all wrong with this smaller airport, but just something to keep in mind just in case there is something around LAX that sounds familiar but is not in fact LAX !!
