We're (or will be, when we finish our retirement home) on the east side of Lake Pend Oreille, and the Clark Fork winters are a little bit more cold and snowy than over in Sandpoint, apparently because of the lake. But no, not like Lake Michigan!
CFF,

Helpful post like always

"Another small town, Colton is home to only around 430 people. Colton is in Whitman County, in the south east of Washington, and it’s the third safest town in Washington State. The crime index is 95."

If you have your own business or farm, especially any business that is capital intensive... You will want to locate to ID (otherwise you will be RE locating there AFTER WA DOR drains your cash reserves)

I agree completely. It's great to live in a town with low crime. But it's extremely naive to think that your town has zero crime. Most of the small towns on the Palouse are fairly low-crime, but "low" crime and "zero" crime are two very different things.

Good point, Low and zero....., very different indeed. But low ain't bad, and the local constabulary seem to have a better hand on things, and know a lot of the folk by name; something I miss here in Spokane.

I have had many businesses in WA since 1980.

I consult and teach for SBA.

I pay quarterlies on some businesses and monthly on others.

I have been forming my businesses in more friendly states for the last 8 yrs.

DOR offers free classes weekly, go immerse yourself BEFORE forming your business. Be sure to attend L&I classes BEFORE you hire employees !!!

Hope it is not retail! WA border town is death to retail. (Excluding BC border towns... Very subject to CND exchange rate fluctuation.)

These resources work with a few hundred WA businesses per month...
  1. Get a head start... Set up your FREE advice sessions from SCORE or WA SBDC.
  2. Get your business stat report generated. Local business college library, or public library). You can get FREE demographic and spending profiles per zip code, from toiletries and underwear, to capital spending on million dollar purchases. And everything in between.
  3. KNOW your clients, and when they have disposable income. spend at least one week watching the storefront of your competitors. What time of day / day of week do they get enough traffic through their door to pay rent?
  4. CALCULATE your expenses and cash flows (keep 24 month minimum in reserves at all times)
  5. Understand and negotiate your lease agreements (I require a viable business plan and cash flows from all my commercial tenant applications, as well as annual financial statements and ratios.) tou will be signing at least a 24 month lease (and be required to show the assets to cover it for 24 months)?

Be educated, ask a lot of questions, have an exit strategy, surround yourself with very smart and industrious people. ( and friends who are not afraid to ask you "What if?")
