We are in the process of buying our first home in Spokane Valley. We went through the whole process... made our offer, offer accepted, signed contract, had inspection... then AFTER our inspection and before the bank appraisal ... someone broke into the house and vandalized it.

Not too terribly... a couple of broken ceiling fans, bent hinge on the freezer & oven (things that we can fix without too much out-of-pocket expense)

The vandals also broke all of the glass out of the back door. HUD came in and replaced the glass. They have also approved a credit towards fixing the damage to the property.

The hang up right now is that the appraiser says he cannot finish his appraisal because the handle on the kitchen sink is broken... due to the really irritating vandalism....

We are in a stalemate with HUD and the management company. They're saying, "Yes, we will pay for the damages, at closing"

We're saying, "But, $30 sink handle needs to be fixed first."

They're saying, "We don't make repairs" (but they already HAVE made one repair)

Everyone is sort of sitting around having a staring and snorting contest right now... and we don't know what exactly to do.

The house is fine and we're getting a great deal on the property (if we can ever close!) and this isn't something that's so terrible that we want to walk away.

put on the handle and let the appraiser do his job. It's not worth arguing over and if you're getting a good deal, then you'll be glad you picked your own faucet anyway.

I don't want to get anyone in trouble (our agent mostly)... is that something we need to be concerned with? We are able to fix the damage, but we're told we're not allowed to (by HUD)

I agree, the few minutes of time and $30.00 cost to get the ball rolling again is well worth it. Delay may give HUD all they need to pass you over and cost you the opportunity at taking ownership of the home.

Very minor issue..............JUST FIX IT and move on!
