Liberty Lake city and lake???
My husband and I are looking to relocate in about 3 years. We are interested in the Coeur d'Alene area but now I've been researching Liberty Lake. Could someone from this area tell me about the weather, opportunities for builders,we're general contractors and would want to build 6 to 12 semi-custom to custom homes a year. Also, is the lake big enough for boats and such? We want to live lakeside wherever we decide to go. I want to be able to walk down to my dock and jump on my wave runner, ya know!

Hi there...I live in Idaho, about 15 minutes north of CDA. Liberty Lake has good boating, fishing, etc. The weather there is a bit more mild than CDA..a little less rain, snow, etc. The winters are colder, a little dark and gray in this general area of the northwest. Spokane, Liberty Lake, Post Falls, CDA areas will continue to grow, as more businesses continue to relocate to the area (Buck Knives-Post Falls, Sysco Foods-Post Falls, Cabelas-Post Falls). Building is a fairly competetive business here, but 6-12 a year is a reasonable amount in the custom to semi custom arena...I am a Realtor in the CDA, Idaho area so if you ever need more info, don't hesitate to ask (www.idahomark.com) (broken link).
Again, Liberty Lake is nice...plenty of boating, wave runners, etc. Although, Lake CDA and Pend Orielle are the big lakes here in nearby Idaho if you like large bodies of water...let me know if I can help!

There have been a lot of posts about debris on cda lake, what is that about?? What kind of debris are they talking about??

This time of year, after the snow melts and runs off into the rivers, streams and other tributaries, we get branches, trees, logs, stumps etc. that eventually flow into the big bodies of water, i.e. Lake CDA, Pend Orielle, etc. Come summer, most have been removed and are really not much of an issue, although it is always smart to at least keep your eyes peeled while navigating. I went Salmon fishing last Monday on Lake CDA and did not see a thing, but this is the time of year to be careful, as you can damage your prop if you run over some of the debris...hope that helps.

A little bit...have not tried it yet, but I know several people that do ice fish. There are enough smaller lakes around the area that are popular. I can find more info out if you need some, but again, there are several opportunities here for ice fishing...pretty much any time of the year, one can fish, one way shape or form!

I've lived in Liberty Lake for a little over a year now - not on the lake, though. Its a nice area, somewhat of a bedroom community type of city, but has been growing a lot over the past few years. Many companies are moving here - mostly computer and tech companies, and most of the forecasts are for continued growth for the next few years. I would expect a decent market in the custom/semi-custom area, but 6-12 per year seems a bit high, since home sales here (like elsewhere) are slowing down. For instance, in my neighborhood there are five new homes which are still on the market and its been at least six months since they've been finished. On the other hand, take this with a grain of salt since I have absolutely no background in real estate development or contracting work.  We've enjoyed it here the past year, great neighbors and a good sense of community. Weather is milder than Cd'A or even some parts of Spokane, though (as mentioned in another thread) the wind can be crazy loud. Good luck.

Liberty Lake has done a pretty good job of growing well (not just the bland sprawl you get in some similar fast growing communities). It is both a bedroom community for CDA and Spokane but also has a nice employment base, including several technology based companies. The lake is nice and there is good golf as well. The city is fairly affluent and was the site of the homeshow recently. I think it would be a good market for custom homes, though if you're willing to consider CDA and Spokane as well, your goal, based on my layman's speculation, would seem pretty reasonable.

Well, I only go there to take my dog on the trails south of the lake, but it seems like a town with a lot of recreational activities with the golf course, paved access from town to the Centennial Trail, the park, etc. Also, lots of new commercial construction. Outfits like Home Depot do a lot of research before putting in a store, so there's probably going to be a goodly amount of population growth in the area.
