Springfield Area RE auctions
On Saturday, I went to 2 real estate auctions to further my RE education in the area. And some of these auctioneers can be entertaining as well.
There was a brick home a few miles east of Marshfield in an upscale subdivision, on 4 acres, lots of trees in the area, on a 4 acre lot, 3700 sq ft, 1st fl and finished basement. Hickory kitchen cabinets, granite countertops, 4 bed, 3 bath, 18' x 36' inground pool, with a 40 x 60 ft 2 car garage ,shop.
It looked to be only a few years old. One beautiful piece of real estate.
2006 appraised at 430k. It did not even get an opening bid at 325k. It will be listed with a realtor.
The other house was near Williard, in the country. Probably 1200sq ft brick ranch. 2 car garage in basement level. Nice clean home, with 13 acres of land, a few lower cost animal shelters, buildings. It sold for 149k. I thought the sellers got a good price on it.
They also tried to sell 10 acres next to this house. It had a well on the property, and a cattle pond. The bid was $5700 an acre. The owner decided to keep the 10 acres.
My conclusions so far is that the real bargains to be had in real estate are the large homes of only a few years old. The entry level homes still seem to be drawing a decent bid, but the next step up level homes , are not drawing a good bid at all.....so far anyway. ill keep y'all posted.
Any other auctions I attend ,I will post on this thread. It may be a few weeks , as I have some other commitments comming up.

am looking at the prices - wow .. 5700 an acre in that part of the woods seems high to me .. anyone else thing it seems high?
I keep hoping our property sells so I can become a desperate seeker lol

Great Info redneck central....Please keep us posted. I always wanted to go the auction just to see what it is like and what things are selling. I can't since I got little ones. Thanks Again for the info.

I think you should be able to find acreage for more around 3k an acre, less if it's all woods...

Hi. I am researching moving to the springfield area (I am looking at areas that are 30 minutes or less commute) from north central Florida. I am looking for a minimum of a 3/2 on at least ten acres. Most of the homes I like on the MLS are in the $225,000-240,000 range and vary from 2000-3000 sq ft. Do you have any idea what these homes are actually selling for in the Bois D' arc and Marshfield area?

Do you have any specific examples? The acreage and sq footage are only two of many, many variables that will influence sale price. You can find prices all over the board for 2k-3k sq ft on 10 acres.

Not in or very near to springfield. You need to get much further out for those prices. Or buy a huge acreage, then the prices/acre are lower.

Follow Up
The Marshfield home that could not get a bid @ 325k has been listed with a agent for 389k.
The $5700 an acre price for the 10 acres near Williard was high, according to 2 ladies that were sitting behind me at the auction. They said land around there usually goes for about $3800 an acre. This land had a well access, maybe that brought the value up? The auctioneer thought the land should sell for 9-10k an acre!
DKeim... I went to an auction just outside of Marshfield a few weeks ago, a 2600 sf ranch home ( 1st fl and finished bsmt) and 15 acres went for 169k. House was maybe 20-30 years old, needed some updating..
15 acre parcel next to this house went for $2950 an acre, it was mixed woods and hayfield. There seems to be alot of houses for sale in the Marshfield area. Not sure why.
A 16 acre woods near the Fordland highschool went for $3900 an acre. Sewer and water were a block away.
Mr Mishkin, Fed chairman Ben Bernanke's right hand man, said a few days ago, he expects real estate prices to fall another 20% over the next 2 years.
Maybe the Springfield area will escape this, as alot of folks from other parts of the country are moving in. However, there are alot of houses for sale in the newer subdivisions. I may attend another house auction Saturday. I'll report back if I do. Have a good one.

Nixa Subdivision House Auction
I managed to hit a house auction in Nixa today. 20 year old house in a 20 old subdivison. All brick exterior, 2800 sq ft., 4 bed , 3 bath, ranch house with full finished basement. 90 x 140' lot. Kitchen had formica countertops. Nice place. Bidding slowed down at $140,000. I could not stay for the final minute or two of bidding.
My conclusion so far from the auctions I've attended is the buyers want to spend $45-60 per square foot for houses. Extra land brings more of course.
New house construction is usually in the $100+ range. I think the sellers of the 3000+ sq ft homes on average are going to be hurt , if they are being forced to sell.

Hobby farm near Diggins Auction
Last saturday they auctioned a smaller home, 2 good sized barns,a 2 car repair shop, on 4.5 acres. The house probably was 1500 sq ft , 1st floor and walk out basement. Maybe 40 years old. Nice & clean. One of the animal barns was about 30 x 80. The other barn was smaller. The auto repair shop came with automotive wheel aligment rack and tools. Sold for 105,000.
An ajoining 16 acres ,,mixed trees and hay field, sold for $2400 an acre.
Another 17 acre hay field ajoining went for $3000 an acre. All three properties have city water and sewer lines on the road frontage.
