I am concerned - and will be talking with a builder about the maximum realistic grade for such a house - we really like a lot but it is 20%

Also - in the scope of things - our preference would be a smaller home with a basement apartment instead of a larger ranch. We really don't want the traditional two story. Insights on relative cost to build of the three options given the same square footage? I assume a slope will add considerable to site prep but will accomodate a basement better [in the southeast where underground basements are not hte norm]
Hi GrannyNancy,

Did you find an ICF builder? I think there is information on-line as to ICF builders in the area. They would probably be able to give you a rough s.f. estimate, as a comparison to regular stick built. Good luck.

Default Energy efficient home

Grannynancy; Check with Lake Junkie. She is a realtor that can answer alot of your questions. You would be in a better place financially if you purchase an already built house. With a slower real estate market you can get some great deals right now. Hope all goes well it is a little shakey right now to build new. If circumstances changed it would be hard to get back your investment right now.

That's so right, m'friend! Construction costs are skyrocketing these days...it's much better to see if you can find a house that would suit your needs that's already built.

Thanks for the kudos, too...I love helping people whenever I can.

Hang in.

I know this is a bit late for this thread. But, I built a home 8 years ago using the Hardi Plank. We live in Southern Ca. Used it mostly for fire danger and it was very affordable. We love it. Have had zero problems. It took paint well, has no warping or any rot issues. I did have my dog chew on a chunk once trying to get at a lizard. He did manage to chew a piece off but he was a really big dog.

I too wish to move to Mansfield/Seymour area. I just need to convince my husband. This thread was very informative. Thanks.
