Banks and lenders
We really got taken for a ride when we bought our current home, our fixed rate turned into a subprime, A.R.M. with no escrow included days before closing and being first time home buyers we just went with it to get into the house, UGH. So I would appreciate referrals of trustworthy companies you worked with and had a good outcome, I would like to avoid brokers.
Also referrals for banking in general would be appreciated as our current bank is not located in Missouri. You could just PM the info as I don't think we are allowed to post company names on here? Thank you!

OnOurWay...it is my understanding that we CAN post company names but we CAN'T use this forum to promote ourselves or our product.
In any event, I always recommend that buyers find a lender with a local office. (Local to where you're buying.) The local banks that my clients have used successfully are posted on my website under "lenders" and there are a couple of mortgage brokers that I would trust with my life. But only a couple. Banks generally are more conservative and have more rigid standards...sometimes brokers can get you a lower rate but may have higher costs up front.
I'm so sorry that you're one of the victims of the bait-and-switch lenders.

That's why I recommend stable companies with a brick-and-mortar office.

OnOurWay; LJ is definitely correct in her direction regarding lenders. Even in the Ozark areas there are lenders with a hidden agenda. Bait-and switch is in this area too. Get a good realtor and get their help with your lender.
Some of the developments going up offer deals that are too good to be true... That is when you put on your thinking cap and look for the hidden clauses. Some of the contractors work with these lenders to hurry and get the house sold and do not have your best interest at heart.
I have not worked with LJ but it appears she has a good reputation. She could probably produce a list of happy and satisfied clients whom she has worked with for you.

We were coming from out of state with no verified income.
This was very hard for us to get a loan and had people (a couple different places) very busy trying to find us something. It got scary at times.
"Our deal" was 25% down but with a 6.37%fixed with no pre-payment penalty. I think it started out being 7 or 6.77% but we boaght it down to the lower percentage for like $2000 which pays for itself in the first year or two.
Keep in mind that these deals constantly change.

Also, very good if you can find a lender that will not sell your loan....when that happens you can end up with a long distance relationship and that can be so aggravating. You can ask them if they sell their loans....

heya...
i don't know much about the lending part but for banking in general...i love bank of america.
used to bank with commerce bank but they were always quite rude and always seemed too busy to help. i came as an international student and the guy that first opened my account with commerce talked down to me and made me feel like an eight year old. he was very condescending and would repeat them extra slow because he assumed i didn't speak english and in general just was rude rude rude. i know that one bad apple shouldn't ruin the entire thing but after a year of banking with them...it sadly didn't get any better. long lines, very "busy" people and always felt like they were doing me a favor when i banked with them.
switched to bank of america from the advice of a lot of people and boy is there a difference. it is always prompt service with a smile and very personable. i'm do not have a big account by any means but the branch that i go to (the one near campbell and sunshine) always greets me by name and takes the time to answer all my questions even if it's the ten thousanth time they've heard it. they talke the time to get to know their customers and serve them according to their needs.
i love to travel and almost every town i've been to has at least had a bank of america atm nearby. when i went down to new orleans to help out with katrina relief, i underestimated how much i would need and called the main line and even though their bank of america's were destroyed down there, they told me the nearest atm to go to and then reversed the charges for a non bank of america atm.
the call center people are always friendly and if you leave a message for your local branch they almost always reply it that same day.
well..there's my two cents anyway.
