Hey, CM, maybe we can come up with a book of quotes. Call it "Ozarkian for Dummies"!

Of course, we would have to have translations for the East and West Coast folks.......

The Springfield area has alot of great options about 20-30 minutes out where you can own acreage and still be within quick distance of restaurants, theaters, and shopping. Ozark, Nixa, Rogersville, Highlandville, and Strafford would probably be your best options. My in-laws own about 30 acres in Rogersville and are 15 minutes from everything in Springfield. I also have an aunt and uncle who have acreage in Strafford, which is a bit further out. You can find really nice homes on really nice land, and it's a great community. Plus, I think you will be pleasantly surprised about the cost of living in Springfield compared to CA.

If you are looking at Springfield vs Branson as the city you want to be close to, I would recommend Springfield for many many reasons. Branson gets touristy and CRAZY in the summer and around any holidays. Traffic stinks there. Yes, it may have more to do than Springfield, but Springfield is only about 45 minutes away from Branson, so you can live away from the craziness and still enjoy it for an afternoon.

Concrete homes with hurricane rated roofs. Most have cisterns for water which is not much more than a basement that holds water. Rain is our water supply. To make concrete homes you need sand (has to be shipped in) cement (has to be shipped in), and gravel, (that we have).
Rebar, lumber, windows, appliances...............All have to be shipped in.
Labor is slow and the lots can be very steep. Mountainous terrain. Takes an average of 2 years to finish a house here. Zero carpet here. Everyone uses tile and some install hardwoods. Throw in hurricane shutters and some landscaping and you've spent over $600k on a 2000 sq ft home. Crazy!!! Want a pool? At least 50k

In my case I bought a wreck and have spent the last 5 yrs making it nice. Hoping to make a few retirement dollars when I sell.

To the Original Poster, you really should travel to Missouri yourself before making a decision. Missouri is quite different than California in alot of if not most ways. You should try to visit in every season. Get as familiar as you can with the state then compare it to where you live now.

Great advise CB. Where I live is a lot like Southern Missouri. The weather changes can be fast and short-lived. Kind of one of those places if you don't like the weather, just stick around and it will change.

Definitely not for everyone.
