Also when you talk about the ice storms, are they frequent in the winter? Or are they just occasional? What is the average temperature there Dec - March? We love the area and I have been going down there for the last ten years and can't get over how much it has grown. I took my wife down to Branson Landing on our last visit and we just loved it.

Property Near Branson
Check with the county to see what the property taxes are...
That will tell you A LOT.

Weather in SW Mo
Weather changes every year and every month may be a little different. Temps these last couple years have been different than typical but nothing last for a long period of time. If you have a cold snap it changes in a few days. Same with a hot spell, it changes in a couple days.
What the weather may be like in Springfield, doesn't mean it will be the same 5 miles in any direction.
The winters are typically mild here. Generally we don't get much snow or ice.
East of Springfield / Rogersville area :
Hwy 60 which runs east of Springfield seems to be a front line. The weather on the north side of Hwy 60 is different than on the south side. The terraine changes once you are east of Rogersville / Fordland area and the weather changes as well. It is amazing how this controls the weather.
There is also a ridge of mountains that runs from the Forysth area ( east of branson ) north to Chadwick area. This mountain ridge also works like a front ridge. Storms coming from the west that go thru Springfield and Branson areas die out and turn north when then hit this mountain ridge.
Towns on the west side of this mountain ridge, such as Ava, Gainesville, Squires, Theodosia, very seldom get the storm damage the Springfield / Branson area gets.
All the ice damage Springfield got in 2007 / 2008 didn't make it to Ava area. Once again there was ice on the trees as far east as Chadwick and then everything east of there, nothing. Ava hasn't got any snow or ice in several years and even when they did several years ago it was gone in less than a day.
The average temp in January and February - coldest months in the year would probably be in the upper 40's. But even during those months, you will have days or weeks on and off where you have 50's. A couple years ago we had upper 70's low 8o's in December and January. Eventhough the weather changes, it is nothing drastic. The weather here is beautiful and mild over 80% of the time.

Where to live near Branson - look at Diamond City, AR

Take a good look at Diamond City, Arkansas, just accross the state line. Developed building lots for only $4500.00 surrounded on three sides by Bull Soals Lake, 30 minutes away from Branson.

Diamond City...
Diamond City looks like a beautiful place...indeed! (Although it's more like 50 minutes from Branson...  )
There are lots of neat little places tucked in and around these lakes...here's a couple of links to more info about Diamond City!

I live about 5 miles from the heart of Branson, I live in a little Village called Bull Creek who had not always had a great name! I live in an apartment complex across the street from the gas station when I first drove down F HWY I thought no way was I living here there are all kinds of not very pretty things well I thought I am here I am going to go look at the apartments and they are so very nice up on a mountain, they will never flood! ( and if they do we have bigger problems on our hands) they are brand new and they are very affordable! I would think that anyone looking to rent should come and check out the apartment complex It is called Ridgecrest Estates they are wonderfull and so is everyone here plus they have a pool(s),playground, and several picnic areas!

If you can get to Kimberling City from Branson in 15 minutes, you must be going by boat.
It takes me a GOOD 1/2 hour - usually longer if the traffic is bad. Of course, I drive the speed limit, but even so, going 80 I doubt if you could get there in 15 minutes.

It takes me about 45 minutes to drive from Y highway outside of Reeds Spring to get to Hollister. I hit 13 to 160 and 65 to Hollister.

Drive times...
A lot of people think of Hollister as the commercial part (Lowe's) or the old downtown. Hollister is also what you drive through shortly after you cross the dam heading south, coming from the Chateau.  Emerald Pointe is Hollister. Everything north of Big Cedar is Hollister.
Kimberling City is about 7 minutes south of Branson West on 13.
And Branson starts at Indian Point, which is about 7 minutes east of Branson West.
So I guess you could argue that it could be about 15 minutes from the edge of Kimberling City to the beginning of Branson.
Now, if you're talking city limits to city limits, you're talking 30+ minutes from Kimberling City to Branson.
